Dana Point real estate for the quarter ended March 31, 2011 showed a median price increase of 6.9% to $774,797 for Dana Point homes and Dana Point condos, meaning that more higher priced properties were clearing the market and buyer confidence continues to improve.Total sales year to date are down a total of 5 units to 80, primarily attributed to the demand last year moving forward to the first quarter for first-time homebuyers to capitalize on the first time homebuyer tax credit that they could carry back to their tax return for the prior year as long as they closed before April 15th. February 2011 vs. February 2010

Dana Point real estate improved for the month-ended February 2011 versus February 2010 as the median sales price over this period has increased from $621,420 to $790,809 or 27.3%. A better guage of the market, the average price per square foot sold, increased 15.3% during this period to $392 from $339. Come out and celebrate 40 years of the Festival of the Whales in Dana Point for the second weekend in a row, March 12th and 13th. There will be events both on land and at sea and there is a free shuttle service to and from Dana Point Harbor if needed.
